Georgia's heat and humidity affect which floor coating holds up best. We break down the top choices for North Atlanta homeowners.
Why Georgia's Climate Matters
Alpharetta and the broader North Atlanta metro experience hot, humid summers and mild winters — but with occasional hard freezes. This climate puts specific demands on garage floor coatings. Temperature swings cause concrete to expand and contract, UV exposure from our intense sun can yellow coatings over time, and high humidity means moisture vapor transmission through concrete slabs is a real concern. The right coating needs to handle all of this.
Option 1: Polyaspartic Coating
Polyaspartic is our top recommendation for Alpharetta homeowners. It's UV-stable (no yellowing ever), cures fast, handles temperature fluctuations well due to its flexibility, and is more moisture-tolerant during installation than standard epoxy. If your garage slab has any history of moisture, polyaspartic is particularly well-suited. It's also the fastest installation — most jobs are done in a single day with the floor ready to use by evening.
Option 2: 100% Solids Epoxy
A high-quality 100% solids epoxy system — not the thin water-based products sold at big-box stores — is still an excellent choice. It provides a thick, hard, durable film that bonds well to prepared concrete. The main drawbacks in Georgia's climate are UV sensitivity (relevant if any sunlight reaches your floor) and a longer cure time. That said, many of our customers have had 100% solids epoxy floors for 8–12 years with no issues.
What to Avoid
The one-day DIY epoxy kits from hardware stores are not the same product. They're typically water-based with very low solids content, which means a thin film that wears through quickly, especially under car tires. In Georgia's heat, these can also bubble during application if the concrete isn't properly prepared and the temperature is above 85°F — which is most of our summer. Professional installation with proper diamond grinding and primer makes all the difference.
